As the Managing Broker of THE STEPHENS COMPANY, LLC, R. Glynn Stephens has over fifteen(15) years’ experience in the commercial real estate industry as a Principal, Broker, Chief Financial Officer/Partner in a real estate development firm. Currently licensed as a Broker in both Missouri and California. Prior to establishing The Stephens Company in San Diego, CA in 1996, was associated with two (2) leading real estate commercial brokerage firms: CB Commercial and Sperry Van Ness.

Prior to entering the commercial real estate industry, Mr. Stephens developed extensive analytical and negotiating skills in Corporate Finance as an officer of American Airlines and Republic Bank, and as an analyst with Exxon Corporation. These analytical finance skills greatly assist a client in analyzing his or her investment or project for acquisition or divestiture.

The Stephens Company has significant experience in the listing, marketing and sale of investment properties having closed on over $300 Million of investment real estate. Property types sold include multi family, mini storage, office and retail, industrial, and, residential land for development. Largest single transaction was the sale of an eight (8) property portfolio of office and industrial buildings for $24.05 Million. Client list includes many national/regional institutions and individual owners and investors.

The Stephens Company has successfully leased many office, medical office, retail and industrial properties for a variety of owners, with many of these properties being subsequently sold after adding considerable value through lease up. Through extensive hands on experience have worked with contractors to keep infill allowance budgets on budget and on time.

On a select basis, The Stephens Company is available for Property Management for clients’ properties to both manage and lease available space in order to maximize net cash flow and value of the properties. The Stephens Company has significant in-depth experience in management of multi family and office projects, both as a property manager and owner.

As a native of Springfield, Mr. Stephens graduated from Drury University and subsequently earned an MBA from Indiana University, both with Honors. References and/or Clients List available upon request.

Mission Statement

To provide Clients with in depth market information enabling a thorough analysis by the Client of the market conditions relevant to the investment and/or project being considered. For acquisition or divestiture of Commercial Investment Real Estate, this would include an analysis of Sales and Rent Comparables of similar properties, planned future projects and possible zoning and use changes in the area, operating expenses of the property and recommended action plans to add value to the property.

For lease up of a property, this would include an analysis of Lease Comparables, available space in competing properties, absorption rates for comparable space, infill allowances and other terms and conditions being offered by Landlords, and planned future projects and possible zoning and use changes in the area. A property’s value may be modeled to determine the likely financial results of the lease up program.
